Tolland Village Workshop to be Held

The Tolland Planning and Zoning Commission is holding a public workshop to unveil a 3-D computer model of how the area known as the Tolland Village Area could look if developed in a village style.  The Commission will also provide an overview of draft zoning regulations, currently under discussion by the Commission, that would enable village development.

The meeting will be held Monday, March 7, 2011 at 7:30pm at the Lodge at Crandall Park, 124 Cider Mill Road.

In late November over 60 Tolland residents attended a workshop to participate in a “Visual Preference Survey”.   Participants viewed photos of buildings and streetscapes and identified those that they felt were most and least appropriate for Tolland.  The 3-D computer model incorporates highly-rated buildings and other design principles that emerged from the public workshop.  The model is intended to help residents and local officials better visualize one possible scenario for this area and to provide guidance on favorable and unfavorable building design.

Based upon feedback at this workshop, the Commission will continue to refine the draft zoning regulations and accompanying design guidelines over the next two months.  The Commission aims to hold a public hearing on the proposed regulations in May.

The project consultant is Planimetrics, an Avon-based land use planning and consulting firm.  Please see www.tolland.org/pzc for more information including the results from the November Visual Preference Survey.
